Redevelop a consolidated site in the West Kensington section of Philadelphia into a mixed use/multi-family project for Philadelphia’s young professionals.
Design the urban redevelopment project in the “Postgreen Homes” style in a cost-effective manner, in a way that appeals to the targeted young professional market, is compliant with city zoning and suitable to the neighborhood association.
The project design consists of units facing both 2nd and Palethorp Streets. They back up to a central court with open masonry stair towers, faced with exterior green walls and topped with renewable energy panels. Roof-decking has also been included.
The buildings are planned to be three stories with basement utility, storage and common space and rooftop decks with a view of the Ben Franklin Bridge to the southeast and center city to the south west.

Pete Porretta and Lighthouse Architecture have a really good understanding of the construction cycle, which really helps a developer.
He knows value engineering as well. He even provided me with some education on new construction trends.
For our project, he has been very flexible. He’s met all our time lines for the project and has helped us manage the permitting process. We are still working through the project, but we’re very happy with everything Pete has done so far.
