SDB Realty, LLC, engaged Lighthouse Architecture to design for its site at 1676 N. Olden Avenue in Ewing, N.J., in the spring of 2011.
The mixed-use facility required design of a separate child day-care space and 20 two-bedroom, one-bedroom, and studio apartments. The real estate investment project is within Ewing Township’s redevelopment zone.
Among the challenges Lighthouse had to meet were Ewing Township’s height limitations for the building.
“We employed concrete plank and block construction,” says Peter Porretta, owner of Lighthouse Architecture and the firm’s principal architect. “Concrete plank has the advantages of achieving long spans within a shallow depth, having great acoustical isolation, and being tremendously fire resistant.”
The building at 1676 N. Olden Avenue is part of a larger complex that houses an adaptive reuse building designed by Lighthouse for SDB Realty a year earlier. The former project converted flex-space offices and a warehouse into an adult medical day-care facility and medical offices.
“The challenge was to create a building that was modestly priced, keeping the rental rates affordable yet meeting the owner’s return-on-investment goals for this real estate development project,” says Porretta.
Constructed in 2011, the 24,000-square foot building opened in the winter of 2012.
